Use a local lawyer

Once you have found your ideal property, your lawyer will need to secure it with a € 6,000 reservation deposit to ensure that the property is taken off the market. A reservation contract should then be signed by both vendor and purchaser detailing the basic terms of the purchase, i.e. details of the property, price agreed and the date by which the “private purchase contract” should be signed. We cant stress enough how important it is to appoint a good legal representative to handle your purchase, as we have all heard horror stories about those that did not. It’s normal practice to grant your legal representative with power of attorney so that he can start carrying out all his duties, which usually include the whole process of buying or selling property for you, obtaining an NIE (tax number) opening bank accounts, help dealing with your mortgage application, dealing with utility companies and the tax authorities etc. Your lawyer will then explain the full conveyancing process to you, carry out all the due diligence including checking for any debts or unpaid bills on the property. He will also confirm all running costs of the property, including monthly service charges, yearly council tax etc. and then prepare all the legal documentation required to complete the transaction.
